A garage two blocks from the water and a garage two miles inland are not the same job, even when the slab is the same age and the car is the same car. The difference is what arrives on the floor and what comes up through it. Salt rides in on a trailer and on the wind. Vapor pushes up from a shallow water table with nothing between it and the concrete. Tires come off I-95 hot enough to soften a weak film. Any one of those will end a coating on its own, and near the coast a floor usually gets all three.
Salt Concentrates Where Oil Would Spread
Motor oil is a nuisance. It spreads, stains, and works into porosity over years. Salt behaves differently and that difference matters more than most homeowners expect.
A boat trailer comes back from the ramp and drips in the same footprint every time. The water evaporates and the salt stays, then the next trip adds to it. Instead of spreading thin across the slab, the load builds up in a band a few feet long, exactly under where the trailer parks. Over a season that band carries far more chloride than any other part of the floor.
Salt is also harder on a coating than oil is. Oil sits on a sound film and gets wiped up. Salt draws moisture out of humid air, holds it against the surface, and keeps a wet, ionic layer in contact with the topcoat around the clock. On a thin coating, that is a slow chemical attack in one concentrated spot rather than general wear across the floor.
This is why the trailer question comes up early when we walk a garage near the Intracoastal. If salt water drips in your garage, the topcoat we specify changes, and so does how heavily we build the system underneath it. A floor chosen for a dry inland garage put down in a waterfront one fails in the trailer band first, and once the film is broken anywhere the rest follows.
The Slab Is Wetter Than It Looks
The water table under Fort Lauderdale sits close to the surface, and a great many garage slabs here were poured directly on sand with no vapor barrier under them. Concrete wicks. Water moves up through the slab as vapor continuously, day and night, and it has to leave somewhere.
On bare concrete nobody notices, because the vapor passes out through the surface and into the air. Put a film on top of it and the vapor arrives at a barrier. Pressure builds under the coating, and eventually it lifts, usually as blisters first and then as sheets. Nothing about the coating was wrong; the slab was never read.
So we take readings across the whole floor before a system is chosen, not one spot in the middle. A garage that was extended, or that has a slab poured in two stages, will hand you different numbers six feet apart. If the readings come back high, a moisture-mitigating primer goes down first. That costs more and it is the difference between a floor that holds and one that blisters inside a year.
Hot Tire Pickup Is a Bond Test You Fail Slowly
A tire that has been running on I-95 in August comes home dramatically hotter than the floor it parks on, and it holds that heat for a while after the engine stops. Heat softens a thin film. The tire presses into the softened surface, cools, and grips. When the car moves, the coating has to choose between staying with the concrete and leaving with the tread.
That is a peel test, and a weak floor loses it. What shows up is a bare crescent exactly where the wheel sat, with the missing piece stuck to the tire. It starts in one spot and spreads, because the edge of a lifted area is now exposed and every subsequent parking cycle pulls a little more.
Two things decide the outcome and neither is the color. The first is bond: a coating keyed into an open, diamond-ground profile has mechanical grip that a chemically etched slab never provides. The second is film build, meaning real material above the bond line rather than a single thin coat. What Prep Changes Once You Are Near the Coast
Grinding is grinding anywhere, but a coastal garage adds steps that an inland one does not need.
The first is what comes out of the concrete. Salt that has been dripping in the same place for years does not sit politely on the surface; some of it has migrated into the slab. Grinding takes the top layer off, which removes most of it, but in a heavy trailer band we want to see the surface after grinding rather than assume it is clean, because chloride left in the pores is a bond problem waiting to happen.
The second is the floor drain, which a lot of older garages here have. It sounds like an advantage and it is actually a complication. The slab falls toward it, water sits longest in that low area, and the coating has to be terminated properly at the drain rather than run to the edge and stopped. Done badly it lifts from the drain outward, which is the failure we get called about most often in a garage that otherwise looks fine.
The third is the threshold. Damp at the garage door is usually water coming in from outside rather than vapor coming up, which is a drainage question rather than a coating one. The two look identical to the eye and lead to completely different fixes, so we measure instead of guessing.
Building for Both Problems at Once
The system we put on a waterfront garage is doing two jobs. It has to survive a hot tire pressing into it twice a day, and it has to survive a standing salt load in one part of the floor.
The broadcast coat handles the first. Vinyl chip thrown to full refusal, until the base coat is completely hidden and the surface will not take any more, puts real thickness on the slab. Then the excess is scraped and vacuumed back before the clears go on. A partial broadcast leaves base coat showing between the chips, and that exposed base is where a floor wears through first, right in the traffic lane where car doors open.
The topcoat handles the second. Hot tire resistance and chemical resistance both live in the top layer, because that is the only layer anything actually touches. We use a polyaspartic or a high-solids urethane rather than a thin water-based sealer, which is also what stands up to the salt band.
Underneath both, the crack work matters. Cracks and pitting get filled with a rigid patching compound while the slab is open, not a flexible caulk, because anything that stays soft telegraphs through the finish and reopens. Control joints get a deliberate decision: honored and left visible, or filled, depending on how the slab is moving. Skipping that decision is how a new floor develops a line across it in year two.
