Residential Epoxy Floors in Aventura
Home garages in Aventura put up with more than the listing photos ever show. Cars pull in hot after a drive across town. The slab sweats through the wet months, and bare concrete keeps shedding a fine gray dust onto every box stacked against the wall. We coat attached garages in Aventura’s houses and townhomes, most of them inside small gated communities, and we coat private parking bays and storage rooms in the towers along the water, with the building rules handled. Metallic or flake, every floor we put down starts with a diamond grinder and a moisture test.
What We Read in a Home Slab First
Moisture From Below
A lot of slabs in this corner of Miami-Dade sit over a high water table, and vapor keeps climbing up through the concrete all year. We test for it before a single kit gets opened. Where the reading runs high, a vapor-mitigating primer goes down first.
Old Paint and Sealer
Plenty of garages already wear a roll-on paint or a hardware-store sealer that is lifting along the tire paths. All of it comes off. A new coating laid over a failing layer only holds as long as that layer does.
Cracks and Joints
Hairline cracks, chipped control joints and the spall where somebody once dropped a jack all get routed and filled one at a time. Skip that step and the old damage shows straight through a fresh metallic finish.
Hot Tires and Drips
Tires pulling in warm, a slow oil drip under the engine, a rolling toolbox dragged down the same path every weekend. The topcoat we spec for a home garage is picked for that wear, and a spill comes up with a damp mop.
From Building Approval to the Last Topcoat
Residential work in Aventura splits into two kinds of jobs. One is a house or a townhome, where we back the truck into the driveway and start unloading. The other is a unit owner’s bay or storage room inside a high-rise, where the building decides when we can arrive and how the equipment gets upstairs. The coating systems are the same in both. The planning is different, so we run them as two different jobs from the first phone call.
Working Inside a High-Rise
Towers like Williams Island, Porto Vita and the buildings along Country Club Drive keep tight rules for contractors, and they should. Before we hold a date, building management gets our scope of work, and we wait for their approval. Building managers can ask for the paperwork they need on the walk-through, and we work through the building’s rules on access and protection of the common areas. Grinders, vacuums and resin go up on the freight elevator inside the window the building assigns us. Grinding, mixing and coating all happen during the designated construction hours. The first thing your neighbors should hear about the job is how the finished bay looks.
Metallic or Flake for the House
Metallic is the system most Aventura owners ask about first. The pigment keeps moving while the resin is wet, so every floor comes out with its own marble or lava pattern and no two bays match. It looks its best in a garage that stays tidy, because a high gloss shows dust. Flake is the workhorse. Vinyl color chips broadcast into a high-build base give you some texture underfoot and do a good job hiding grit, tire dust and the small chips a busy family garage collects. Both systems have their own pages: metallic epoxy and flake epoxy.
Humidity Under the Slab
Coastal air is only half the story. Plenty of homes here sit on slabs poured over a high water table, so moisture pushes up through the concrete in every season. Coat over that without testing and the floor can blister and lose its grip on the slab. We run a moisture vapor test on every residential floor and choose the primer from the reading. That is why one neighbor’s quote includes a mitigation coat and the house next door may not need one.
A Garage That Works as a Room
Most garages we see in Aventura do double duty, parking on one side and the household’s overflow on the other. A bike hangs on the back wall, the water heater sits in a corner, and there is usually a project or two in progress. We mask and coat around fixed equipment, cut a clean line at the door threshold, and finish the floor so the space reads like part of the house. A brighter floor also makes the screw you just dropped a lot easier to find.
Handing the Floor Back
Most garage floors take one to two days, depending on the system and what the slab needs. Once it cures, we walk the garage with you and spell out when it can take foot traffic and when the car can come back in. Upkeep is a sweep and an occasional mop, with no wax and no resealing. Call (305) 409-9022 or send us the garage size and a couple of photos, and we will set up a time to see the slab.
Elsewhere in the city we handle auto detailing studio floors off Biscayne Boulevard, showroom floors near Aventura Mall, medical office floors in the plazas along the boulevard, and concrete sealing for covered patios, driveways and condo garages.
Rooms Aventura Owners Hand Over to Us
Townhome Garages
Aventura’s single-family homes and townhomes sit mostly in small gated communities, and they come with attached garages that open straight into the house. Those floors hold two cars on a good day and a pile of storage on most. Flake suits a family garage that gets used hard. Metallic suits one that doubles as a place to show off the car.
Private Bays in the Towers
Many unit owners in the high-rises have an assigned bay in the building garage. We coat that bay alone, edge to edge, and stop on a crisp line where the common concrete begins. Metallic is the usual pick here, since it turns a plain gray stall into something that looks finished every time you park.
Condo Storage Rooms
Storage units inside condo buildings are small closed rooms that tend to hold on to damp air. A coated floor stops the concrete from dusting onto boxes and makes the room easy to mop out after a leak upstairs. A solid color or a light flake blend works well, and the room is back in use quickly.
Home Workshops
Some owners want a bench, a pegboard and enough clear floor to work on a bike or a project car. Those garages get a tougher topcoat and enough texture to stand on safely when a can of something tips over, plus a lighter color so parts and hardware stand out against the floor.
What Aventura Owners Ask Us First
Questions from homeowners and condo unit owners before we put a walk-through on the calendar.
01Can you coat my parking bay inside a condo tower?
02Should a family garage get metallic or flake?
03Will the humidity here make the coating peel?
04How long will our garage be out of use?
05Does the water heater have to come out of the garage?

Off the To-Do List
Tell us whether it is a house, a townhome or a bay in a tower, and send photos if you have them. We come out, test the slab, and leave you a fixed written quote with the system and the schedule spelled out. Tower jobs start with the building paperwork, and we do that part. Every residential epoxy flooring system we install is on one page, and the rest of our local work is on the Aventura service area page.
