Clematis Storefronts to Northwood Carports
A floor in West Palm starts with the building. Colors come later. A restaurant near Clematis Street needs a surface that takes mopping, grease and chair legs every night and still opens clean in the morning. An older house in El Cid or Flamingo Park often has a carport or detached garage slab that has been patched, painted or sealed more than once, and every one of those layers has to come off before anything new will hold. A condo owner downtown may not own the slab at all.
The weather is the same story across South Florida: humidity most of the year, afternoon storms from late spring into fall, and a water table that sits close under a lot of low ground. Bare concrete drinks that moisture, then stains and dusts. A sealed resinous floor stops the staining and gives you a surface you hose or mop instead of scrub. Historic districts with older slabs, carports and detached garages. Expect old paint, sealer and patches. We grind all of it off, fill the cracks, and usually land on flake, or a grind and seal that suits an older house.
Condo & Shared Garages
In a shared garage the slab usually belongs to the association. The board decides what goes down, when the work can happen, and how long a space can sit closed while it cures. We work from their rules.

Grind and seal for a bare concrete look in a modern house or office. Quartz broadcast for wet kitchens and restrooms that need grip. Urethane cement where hot water, grease and cleaning chemicals hit the floor all day.
What We Check on the Walk-Through
The site visit is short, and it decides everything after it. We look at the slab for cracks, spalling, low spots and whatever is already on it: paint, sealer, tile glue, an old coating. We run a moisture test, because a slab on low ground or one that has never been sealed can push vapor that lifts any coating put over it. We check how water drains, where afternoon sun hits through the door, and what the floor has to live with. Cars, a forklift, a kitchen line, a dog.
Then we bring samples of the ChemTek, Smith’s Paints and Floor Guard products we install, talk through which system fits, and leave you with a fixed written quote. For most West Palm houses, flake epoxy is the right call. For most businesses, one of the commercial epoxy systems is the better fit.
Live in a condo or on an HOA street? Get the association rules before we pick a date: gate or garage access, work hours, and how long a space or driveway can be closed.
