What the Inlet Does to Concrete
Salt air settles on everything near the inlet and the river. On bare concrete it soaks in with the humidity, and in a garage that doubles as a boat bay it also comes in on trailers, tires and rinse water. Chlorides in concrete are bad news for the steel inside it, and they leave a white bloom on the surface. A sealed resinous floor keeps that water and salt on top, where a hose takes it away.
Sun is the second problem. Standard epoxy is aromatic, and UV turns it amber over time. A garage with the door up all afternoon, a covered lanai or a boat-wash pad needs a UV-stable aliphatic topcoat, polyaspartic or urethane, over the color coat. We spec that up front for anything that sees daylight.
The third is what’s under the slab. Lots close to the water and on lower ground can push moisture vapor up through the concrete, and a coating over a wet slab lets go. We test before we recommend a system. If the readings call for a moisture-mitigating primer, it goes in the quote.
