Garage floors that survive a Florida summer
Hot tires, humidity and a slab that never fully dries. A garage coating here fails in ways it simply does not in a dry climate, and almost all of it comes down to what happens before the coating goes on.
The garages we work on here
Fort Lauderdale garages fall into a few types, and each one has a different problem to solve.
Victoria Park and Rio Vista
Older homes with original slabs, often with a floor drain and decades of oil in the concrete. Contamination has to be pulled out before anything bonds, and that is a real step rather than a quick wash.
Coral Ridge and the northeast
Two and three-car garages doing duty as workshop, gym and storage. These get the heaviest broadcast flake, because the floor takes dropped tools and dragged equipment as much as tires.
Condo and townhouse parking decks
Shared structures where work has to be scheduled around residents and elevators. Suspended decks bring their own question: what is under the slab, and can it take a vapor-tight coating at all.
Waterfront homes with boat and trailer storage
Garages near the Intracoastal that see salt water dripping off trailers all season. Salt is harder on a coating than oil, and it concentrates exactly where the trailer sits.
Why garage coatings fail in this climate
Hot tire pickup
A tire that has been on I-95 in August comes home near sixty degrees hotter than the floor. It softens a weak coating and lifts it away when the car moves. Only a properly bonded system resists this.
Slab moisture
The water table here is close to the surface and most garage slabs have no vapor barrier under them. Vapor pushes up continuously and takes an unprepared coating with it.
Big-box kits
The one-day kits are thin water-based products with almost no build. They look right for a season, then hot tire pickup starts at the door and it spreads.
Acid etching instead of grinding
Etching is what cheap jobs do instead of mechanical prep. It does not give a consistent profile, and on a contaminated Florida slab it barely does anything at all.
What we actually do to a garage floor
Almost every failed garage coating we are called to look at failed for the same reason: the slab was not prepared. Not the product, not the color, not the installer being unlucky. The concrete was dirty or sealed or damp, the coating never truly bonded, and the first hot summer pulled it up.
So the first day is grinding. Diamond tooling takes the surface down past whatever has soaked into it: oil, tire marks, old sealer, the residue of a previous kit. What is left is open, clean concrete with a consistent texture the primer can key into. On a garage that has been in use since the seventies, this is genuinely most of the work.
Cracks and pitting get filled while the slab is open, with a rigid patching compound rather than a flexible caulk, because anything that stays soft will telegraph through the finish and reopen. Control joints get treated deliberately: either honored and left visible, or filled, depending on how the slab is moving.
Two things specific to Fort Lauderdale garages are worth calling out. The first is that a lot of them have a floor drain, which sounds helpful and is actually a complication: the slab falls toward it, water sits in that low area longest, and the coating around a drain needs to be terminated properly rather than run up to the edge and stopped. Done badly it lifts from the drain outward.
The second is salt. In the waterfront neighborhoods a trailer comes back from the ramp and drips salt water in the same spot for years. Salt is more aggressive on a coating than motor oil is, and it concentrates rather than spreading. If that describes your garage, say so when we quote, because it changes the topcoat we would put down.
Then moisture. We take readings across the floor before choosing a system, and in Fort Lauderdale the numbers matter more than most places, because the aquifer is shallow and many of these slabs were poured directly on sand with nothing between. If the readings are high, the system changes: a moisture-mitigating primer goes down first, which costs more and is the difference between a floor that holds and one that blisters in a year.
The build itself is a primer, a broadcast coat where the flake is thrown to full refusal so the surface is completely covered, then the excess is scraped back and the floor takes two clear topcoats. Full refusal matters because a thin scatter of flake leaves the base coat exposed between chips and wears through in the traffic lanes.
The topcoat is where hot tire resistance actually lives. We use a polyaspartic or a high-solids urethane rather than a thin water-based sealer, because that is the layer a hot tire is in contact with. It also handles the salt that comes off a boat trailer, which is a bigger problem in the waterfront garages here than oil ever is.

Garage floor questions from Fort Lauderdale
What is hot tire pickup and will this stop it?
Tires heat up on the road and stay hot for a while after you park. That heat softens a weak coating, and the tire grips it and lifts it off when you next move the car. It shows up as bare patches exactly where the wheels sit. A properly ground, primed and topcoated system resists it; a thin one-day kit does not, and in this climate the difference shows within a summer.
Can you coat over the previous owner’s epoxy?
Only after it comes off. If the old coating is lifting anywhere, the bond is compromised across the floor even where it still looks attached, and a new coat over it inherits that failure. Grinding it off is part of the quote and we will show you what is underneath before we go further.
My garage floor gets damp near the door. Is that a problem?
It is a signal worth taking seriously. Damp near the door is usually water coming in under the threshold, which is a drainage fix rather than a coating one. Damp across the middle of the floor is vapor coming up through the slab, which changes the system we use. Either way we measure rather than guess, because both look identical to the eye.
How long is the garage out of use?
Typically the car is out for three to four days. Grinding and prep take a day, the broadcast coat and topcoats follow, then cure. Light foot traffic is usually the next day and vehicles after about seventy-two hours. Humidity stretches cure times here, so we would rather add a day than have you park on a floor that is not ready.
Is flake just decoration?
No, it is doing real work. The flake adds thickness and texture, which is what stops the floor being slick when wet, and it hides the scuffs and tire marks a solid color would show constantly. It also makes repairs blend, unlike a metallic floor. The color choice is cosmetic; the flake itself is functional.
Do you do condo parking decks?
Yes, and they need a different conversation than a house. Suspended decks raise questions about what is below and whether a vapor-tight coating is appropriate at all, and the work has to be staged around residents and access. We will talk to the board or the management company directly and phase it so the deck is never fully closed.
