We install urethane cement in the cooler rooms and wet zones where thermal shock and hot-water cleaning would chew through standard epoxy, then run coved bases up the wall so there is no floor-to-wall joint holding residue. Cross-dock and freight-forwarding operations near the 826 interchange run trailers in and out all day, which means the dock apron and the first thirty feet of slab take a beating nothing else in the building comes close to. Those zones get the heaviest build we install, joint fill that can take the pounding, and a urethane topcoat rated for abrasion. Aisle striping goes in under the clear coat so the lanes stay marked after a year of turning forklifts.

A Coating Built for Hialeah’s Industrial Backbone
Hialeah is where Miami-Dade actually makes and moves things. The warehouse blocks running off the Palmetto Expressway, Okeechobee Road, and the rail spurs hold food distributors, garment shops, parts wholesalers, printers, and freight houses, most of them family-run, most of them working out of buildings that went up between the 1960s and the early 1980s. Those buildings have earned their wear. The slabs underneath have carried forklifts for forty or fifty years with nothing on top of them but a coat of sealer somebody rolled on in the Reagan administration. Coating a floor like that well is a different job than coating a new tilt-wall shell, and it is most of what our crews do in this city.
The Slab Decides Everything
Before we talk about color or finish, we find out what we are standing on. Old Hialeah slabs come with a specific set of problems: hardened laitance and burnished troweling that will not let a coating grip, pallet gouges and spalled control joints, oil driven deep into the pour at the loading end, and a surface that dusts every time a wheel crosses it. We shot blast the open floor and diamond grind the edges, corners, and anything the blast machine cannot reach, which strips all of that off and leaves a proper concrete surface profile for the coating to key into. Cracks get chased out and filled with a semi-rigid joint filler that can flex without opening. Spalls and gouges get rebuilt with a patching mortar rather than skimmed over. This is the unglamorous half of the job and the half that decides whether the floor is still tight in ten years.
Moisture Comes First, Always
Hialeah is slab-on-grade over a shallow water table, and warehouses from this era were routinely poured with no vapor barrier under them. That means moisture is moving up through the concrete right now, whether or not the surface looks dry. We run calcium chloride and relative humidity readings on every slab before we quote it. If the numbers come back high, a moisture-mitigation primer rated to that specific reading goes into the spec before anything else. A coating installed over untested concrete in this city is a coating that bubbles, and it usually shows up in the first wet season. We would rather lose a bid than skip that test.
Matching the Build to the Zone
A warehouse is not one floor, it is four or five floors under one roof, and we spec each one to what it actually takes.
- Drive aisles and pick lanes: 100 percent solids epoxy at 20 mils or more, often with a broadcast quartz or aggregate layer for traction and impact resistance under loaded forklifts, then a urethane topcoat for abrasion and chemical resistance.
- Dock aprons and trailer zones: the heaviest build in the building, where pallet drops, jack stands, and trailer wheels concentrate everything at once.
- Battery charging and fluid areas: chemical-resistant systems that shrug off acid drips, brake fluid, and gear oil instead of staining and softening.
- Coolers, washdown, and food handling: urethane cement mortar rated for thermal shock and constant hot-water cleaning, with integral coved bases at the walls.
- Offices, QC, and mezzanines: a cleaner solid-color or decorative system where the floor gets looked at more than it gets loaded.
Striping, Safety, and Getting It Done Around You
Once the build coats are down we lay in aisle striping, pedestrian walkways, rack and staging boundaries, hazard zones at charging stations and chemical storage, and any floor legends OSHA is going to ask about, then seal all of it under the clear topcoat. Embedded markings do not lift when a forklift pivots on them the way tape does. On schedule, a single-bay Hialeah warehouse can be turned around in a few days.
