Older Slabs, Canal Water and Salt Air

All of that comes off with diamond grinding before anything goes down, and the cracks get filled so they don’t show through the new floor.
Water is the other half. Near the canals and the bay the water table sits close to the surface, and a slab can push moisture up through the concrete all year. We run a moisture test on every floor, and when the readings call for it, a moisture-mitigating primer goes down first. Hurricane season matters too. When storm water gets into a garage, a coated floor rinses clean, while bare concrete keeps the stain.
Condo buildings near the water add one more step. A shared parking garage or storage room usually needs sign-off from building management or the association before anything gets scheduled, and we’ll send them whatever product data they ask for.
