Plenty of owners in the Aventura towers have a private garage bay or a storage room downstairs that never got the attention the unit upstairs did. It is bare concrete, it collects tire marks and oil spots, and it is the first thing you see when you park. Coating it is a simple floor job. Getting a crew into the building to do it is where the planning goes. Here is what the process looks like in a managed high-rise, and what changes when the garage is attached to a townhome instead.

Building Management Comes Before Any Grinding

In buildings like Williams Island, Porto Vita, the Country Club Drive towers and Aventura ParkSquare, nothing happens in the garage without the management office. Each building runs its own approval process, and the owner usually opens it.

Expect to submit a work request describing the scope, the products and the dates. Management may want product data sheets, our contact details and proof of insurance before it signs off. We supply whatever they ask for and talk to the property manager directly, so the owner is not relaying questions back and forth.

Some buildings also set rules about noise, dust and where a contractor can stage equipment. Grinding is the loud, dusty step, so it goes in the hours the building allows, with the dust contained around the bay.

Start the approval early. The floor work is the predictable part of the job, and the paperwork is where calendars slip. Our Aventura epoxy flooring page covers the home and condo systems we put down.

Freight Elevators, Construction Hours and the COI

Crews and materials move through a high-rise the way the building wants them to. That usually means a reserved freight elevator window, a loading area, and a set start and stop time for contractor work.

We plan around those windows. Grinders, vacuums and coating materials come in while the freight elevator is ours, and the day is arranged so nobody is waiting on it halfway through a step. If the building only allows contractor work during designated construction hours, the schedule follows that, even if it spreads the job across more days.

The certificate of insurance is the other gate. Most managed buildings want one naming the association or management company before a crew can enter. We take care of that and send it straight to the office.

Owners who are out of town can still get the work done. Once management approves access, we coordinate entry with the front desk or security and keep you posted by phone.

Metallic or Flake for the Bay

For a private garage bay or storage room in a tower, most owners choose between two looks.

Metallic epoxy is the system Aventura asks for most. It goes down as a swirling, marble-like surface with real depth, and every floor comes out different. It suits owners who want the garage to match the unit upstairs. Dark metallics show dust and tire marks readily, so lighter grays and whites are more forgiving.

Flake is a high-build epoxy base with decorative vinyl chips broadcast across it. The chips hide dirt, small drips and tire marks, and the texture gives more grip when the floor is wet. It is the practical pick for a bay that takes a car every day, and the usual choice for the attached garages in Aventura’s gated townhome communities.

Both resist oil stains and tire marks far better than bare concrete. We bring samples so you see them under the garage lighting, which is usually harsher than anything upstairs.

Humidity and the Slab Under a Coastal Building

Aventura sits on the Intracoastal, and concrete here holds moisture. Slabs in ground-level garages can carry more than you would guess, because water moves up through the concrete from below.

That matters because trapping slab moisture under a coating is how floors blister or peel later, sometimes long after the day they looked perfect. So we check the slab before committing to a system, and if it reads high, the plan changes to handle that before any color goes down.

Prep is the rest of the bond. We grind the concrete to open the surface and strip out old sealers, paint and oil that has soaked in. Cracks get filled, and stained spots get extra attention so they do not ghost through a light metallic.

Building parking decks and outdoor slabs are a separate conversation, covered on our concrete sealing page for Aventura.

Turning the Garage Into a Room You Use

Once the floor is coated, owners start treating the space differently. In a townhome garage, that often means a bike on the wall, panels for tools, and a TV mounted where the car used to block it. The water heater stays put, and the floor around it gets coated with the rest.

A few things help. Plan wall storage before the coating goes down so we can run the floor right to the walls. If a water heater or washer sits on the slab, we either work carefully around it or have it moved, depending on access. Pads under anything heavy protect the finish.

For a condo storage room, the payoff is simpler: a floor that sweeps clean and no more concrete dust settling on everything you store.

The floor carries a 5-year warranty. Upkeep is a dust mop and a neutral cleaner, and spills wipe up with a towel.

Condo Owners Ask Us

Do I need building approval to coat my garage bay?

In almost every managed building, yes. The owner usually submits the request, and management may ask for product sheets and a certificate of insurance. We provide the paperwork and speak with the property manager directly. Starting the approval early keeps the job on your calendar, since that step is usually the slowest part.

Can you work around the freight elevator schedule?

Yes. We book the job around the building’s freight elevator reservations and its construction hours, and bring equipment and materials up or down only during those windows. If the building limits contractor work to certain hours, the job may run across more days, and we tell you that before anything is scheduled.

Is flake or metallic better for a condo parking space?

For a bay that takes a car every day, flake is more forgiving because the chips hide tire marks and dirt. Metallic gives the marbled high-end look many owners in these buildings want, and lighter metallic colors hide more than dark ones. Seeing samples laid on the bay floor itself makes the call easier.
