Most Key West property managers learn about chlorides the day a coating lets go. The island has open water on every side, the air carries salt around the clock, humidity barely lets up, and the sun bakes every slab it can reach. A bare floor in a Roosevelt Boulevard warehouse or an Old Town storeroom is dealing with all of it together. Owners usually notice the result as dusting, staining or a coating that let go. The causes are worth understanding, because they decide what goes under a floor as much as what goes on top.

Salt Comes In From Above

Salt air leaves chlorides on everything, floors included. They ride in through open doors, on shoes and tires, on equipment that has been near the water, and in the fine mist that settles on buildings close to shore. On a bare slab they do not stay on the surface.

Concrete is porous. Water carries dissolved chlorides into it, and every wet and dry cycle pulls them a little deeper. When they reach the steel reinforcement inside the slab, they break down the protection that normally keeps that steel from rusting. Rusting steel expands, and the expansion cracks and spalls the concrete around it. By the time rust stains or popped chunks show at the surface, the damage below has been building for a long while.

Even with no steel involved, salt crystals growing in the pores near the surface can break that layer apart and turn the top of the slab to powder.

A sealed resinous floor stops the process at the surface. Salt and water sit on top of the coating, where a mop can reach them.

Moisture Pushes Up From Below

The other half of the problem comes from the ground. Key West sits low, and the soil under many slabs holds water. Moisture moves up through concrete as vapor, a process called moisture vapor transmission, and it keeps moving whether the surface looks dry or not.

On a bare slab you may never notice, because the vapor escapes through the top. Once a coating goes down, that vapor has nowhere to go. It collects under the film, builds pressure and pushes. Blisters appear, often following the wettest parts of the slab, and eventually the coating loses its bond and peels.

That failure shows up all over South Florida, and an island with groundwater this close makes it worse. It is also why thin coatings earn a bad name down here. The coating was usually fine. The slab under it was never tested or treated.

Vapor drive carries salts upward too, which can leave white crystalline deposits under a failed coating. Scrape one up and the concrete underneath is often damp.

Heat Speeds Up Both

Tropical heat adds a third push. Chemical reactions run faster when it is hot, and the ones that damage concrete are no exception. Chloride attack on reinforcement, salt crystallization and the breakdown of any old sealer all move along more quickly in the island climate than they would somewhere cooler.

Heat also cycles. A slab near a sunny bay door or storefront window warms through the day and cools overnight. That expansion and contraction opens hairline cracks, and every crack is a new path for water and chlorides.

Sunlight brings its own trouble for coatings. Ultraviolet light breaks down many standard epoxies, which yellow, chalk and lose gloss wherever daylight lands. On a floor where half the room is shaded and the other half sits in sun from an open door, that difference can show up as a clear line across the finish.

Testing the Slab Before Anything Goes Down

We do not coat a Key West slab without testing it first. Moisture problems are invisible to the eye, and guessing is how blistered floors happen.

Testing starts on the site visit. We take moisture readings at several spots, paying attention to exterior walls, drains, coolers and anywhere the slab has already stained or failed. A reading from the middle of a dry storeroom tells you very little about the corner by the loading door.

We also look for old coatings and sealers. Plenty of island commercial buildings have been through several owners and several floor treatments, some hidden under wax or grime. A test grind shows what is actually on the concrete and whether it will come off cleanly.

Cracks, spalls and patches get mapped. Where steel is showing or concrete is loose, that repair goes into the scope.

The results decide the system. A dry, sound slab with light traffic may even suit polished concrete in Key West. A wet or salt-loaded slab needs a coating and a primer built for it, and the owner sees the readings behind that call.

What the Primer and Topcoat Are Each For

On an island floor, the primer and the topcoat carry most of the protection, and each has a separate job.

The primer handles what comes from below. A moisture-mitigating primer soaks into the mechanically ground surface and forms a barrier against vapor drive, so the layers above it are not pushed off the slab. It is also the bond coat everything else depends on. A salt-air rated, moisture-mitigating primer goes under every commercial system we install on the island, whether the room is a retail floor or a service bay.

The body coats give the floor its build, color and resistance to traffic and chemicals.

The topcoat handles what comes from above. A UV-stable topcoat resists yellowing and chalking in sunlight, takes the scuffing and the cleaning, and sheds salt and water. Near doors and windows, it is the layer that keeps the finish even across the room.
