At the end of a shift in a Homestead packing house, the hoses come out and everything that came in that day heads for the drain: field soil off the bins, juice from damaged produce, sanitizer from the line, and whatever dripped off the forklifts. Next door, the equipment barn is taking hydraulic fluid and mud off a tractor that came in from a wet row. Bare concrete soaks up all of it. Here is how we look at floors in Homestead’s agricultural corridor before we choose a system.
What Rides In From the Fields
Agricultural floors get a mix most commercial buildings never see, and the coating has to be picked for the harshest thing on the list.
Soil and grit come first. Bins, trailers and boots carry field dirt onto the slab every day, and wet grit ground under forklift wheels scours a soft finish a little more on every trip.
Produce residue is next. Sugars and plant acids from crushed fruit and vegetables collect in the low spots, feed mold, and slowly eat at bare concrete.
Then the chemicals. Sanitizers and cleaners used on packing lines are strong on purpose, and plenty of barns store or mix crop treatments. Some of that is hard on concrete and harder still on a light-duty coating.

Washdown From Above, Moisture From Below
Packing houses wash floors hard and often, and in Homestead the slab is getting wet from underneath as well. Year-round humidity drives moisture up through concrete, and afternoon storms put water into low-lying agricultural buildings more often than owners would like.
A coating that traps that moisture can blister or let go in sheets. A coating that leaves a raw edge at a drain or a wall lets washdown water under the film, where it travels. Either way the floor fails from the bottom up, out of sight until it peels.
So the details get handled before any coating goes down. We grind the slab mechanically so the system bonds into the concrete instead of sitting on old sealer. Cracks get routed and filled. Coved bases carry the floor up the wall so the hose never hits a raw joint, and the system is taken into the drains instead of stopping short of them.
We also watch where water sits after a washdown. A corner that stays wet will wear first, and the owner hears about it before we start.
Equipment Barns Take a Different Beating
An equipment barn is drier than a packing room, but the loads are heavier and the fluids change. Tractors, sprayers and trucks park on the same spots for months. Hydraulic lines weep. Diesel gets spilled at the fill point. Somebody drops an implement coming off a hitch.
Those loads concentrate force. A steel jack foot or a loaded tire parked through the summer presses into a thin coating, and once the film cracks, fluid and water get under it. Equipment turning on the slab adds shear, which tears at any coating that is only lightly bonded.
Prep and build thickness carry that weight. Heavy-build systems take a jack stand without printing through, and aggregate broadcast into the lanes where equipment travels gives the wear surface some bite.

Why Urethane Cement Wins Over Standard Epoxy Here
Standard epoxy is a good floor in the right room. A packing house or cold storage building is usually the wrong room for it.
Urethane cement handles the three things agricultural floors throw at it all at once: harsh cleaning chemicals, a damp slab and temperature swings. It is rated for thermal shock from hot washdown, and it puts up with moisture in the concrete better than most resin systems. That second point carries real weight in Homestead, where humidity pushes vapor through slabs every month of the year.
Cold storage brings its own trouble. The floor inside the cold room and the floor at the dock door sit at very different temperatures, and forklifts cross that line all day. A rigid coating that moves differently from the slab tends to crack at the threshold first, which is why urethane cement is our pick for cold storage.

Quartz Where Food Gets Handled
Wet packing lines are where people fall. The floor stays wet for most of the shift, produce drops underfoot, and the crew is watching the line instead of their boots.
Slip-resistant quartz is the system we reach for in food handling areas. Quartz aggregate is broadcast into the resin and locked in under a topcoat, so the texture is part of the floor and does not scrub away the way grit paint does.
Quartz and urethane cement often share a building. Urethane cement goes where the chemicals and hot water are worst, and quartz goes where people stand to sort and pack.
Texture is a trade. Heavier grit holds a boot better and takes more work to squeegee clean. We usually run it coarser along the line and at the wash station, and finer in the aisles where carts roll and the floor mostly stays dry.
