  • Check expansion joints and control joints. If joint sealant is cracked, gapped, or completely missing, water will infiltrate during storm rain and lift the coating from beneath. Joint sealant failure is the single most common entry point for storm damage. A small preventive resealing job now versus a full coating replacement after.
  • Look for surface lifting at perimeter edges. Coating that is lifting where it meets a wall, pool coping, or threshold means water has already gotten under the system. A storm will accelerate that failure dramatically. Cut back failing sections, dry the substrate fully, and re-coat with proper edge detail.
  • Inspect drains and scuppers. Clogged drains turn manageable rain into pooled standing water that submerges the coating for hours. Clear all drains. For rooftop terraces, verify scuppers are clear and overflow paths exist.
  • Look for hairline cracking in the surface. Hairline cracks usually indicate UV degradation. Moderate cracking can be sealed with a topcoat refresh. Heavy cracking means the system is at end of life and a major repair will be needed before next season.
  • Check planter boxes and irrigation lines. Patio planters that drain onto the coating and irrigation lines that leak onto the patio create local saturation zones that fail first. Address drainage and irrigation routing before the season.

What to do during a named storm

Clear the patio of furniture and loose items

Patio furniture, planters, grills, umbrellas, and anything not bolted down become projectiles in tropical storm and hurricane winds. The mechanical damage from a flying patio chair is significantly worse than the water damage from the storm itself. Move everything indoors before the storm makes landfall.

Verify drains are clear immediately before

Check all patio and roof drains within 24 hours of expected landfall. Storms produce significant debris (palm fronds, leaves, sand) that clogs drains during early hours of the event. A drain clear on Wednesday may not be clear on Friday morning.

For rooftop and elevated patios, check perimeter wall integrity

Polyaspartic, aliphatic urethane, and properly-spec’d epoxy patio coatings are designed for full water immersion. Storm flooding, wind-driven rain, and king-tide submersion do not damage the coating chemistry. Three failure modes do happen during storms, all preventable.

Mechanical damage from windborne debris. Flying furniture, signage, vegetation, and debris physically scratches or gouges coating surfaces. Repairs are typically localized, priced by the damage area.

Salt water spray from storm surge. Storm-driven ocean spray reaches several blocks inland during major hurricanes. Salt-resistant chemistries handle this; contractors who installed acrylic spray-deck see immediate failures. Chalking, color shift, edge lifting.

  3. Perimeter wall transitions. Especially important for rooftop patios. Inspect the entire perimeter for water staining, debris accumulation, or coating damage at the wall transition.
  4. Drain function. Test that all drains are flowing freely. Clear any storm debris.

When to call for repairs

Any new cracking that was not present before the storm. New cracks let water continue to infiltrate after the storm and the damage cascades. Repair is inexpensive within a week of formation but escalates fast if left.

Water staining on the unit below a rooftop terrace. Waterproofing failure that needs to be addressed before the next storm. Localized membrane repair is usually possible without replacing the entire system.

Coating delamination or edge lifting in any new location. If the coating is starting to peel anywhere it was not peeling before, water is moving under and damage will spread. Cut back the failing section, dry the substrate, re-coat. Usually a single-day repair.
